In Real estate, trends come and go. With the rise of industry and economic stimulation, many Americans generally longed for the urban life and caused many to move towards the city centers. This means that many took resident and enjoyed living in the city. However, after a few years of city living, Americans are disillusioned with the concrete jungle and would then prefer the open fields and closely-knit communities of smaller more rural areas. This is obviously an individual preference, and this tendency might change from region to region. This is why, as a real estate investor, you will want to note the trends in the area in which you're buying and selling.
You might want to ask these questions as you try to find out the trends in the area which you are buying or selling. Are people making a move closer to the metropolitan areas, or do they prefer to live far from the hustle and bustle of the city life? More rural areas are typically less expensive than commercial or metropolitan plots of land, but statistics show that they are moderately increasing in value each year. If you come upon a good deal that is out of the middle of nowhere, even one where there is no road access, electricity, or sewer, you might still want to buy it!
However, and in reality, even though they are more spread out and located near smaller towns, not everyone pines for the urban life. There are still people who long for a quiet rural place where they could settle and raise a family or perhaps invest in the future. In fact, you might even wish to target prospective buyers living in the city and attract them to your property by offering them spacious lands away from the "rat race". What could be more attractive to someone who is looking for their little piece of land to settle, farm, ride horses, retire, or do whatever else they wish to do? Make sure to point out to them your suggestions about what they can do with the land. If there is no water access, can they build a well? If there is no electricity running to the property, can they go green and live "off the grid" with solar panels? You might want to help them know what they could possibly do with the land. It helps that you know more about the land or property that ! you are selling them. More and more people are finding that a simple life such as this can be quite rewarding. Sell them on the benefits and you will have sold your rural property to a very happy customer.
